Frequently Asked Questions

Amendments or cancellations

this depends on whether you have booked a Refundable  or Non Refundable rate. Refundable rates allow amendments or cancellations free of charge up to 7 days prior to arrival date. As an example, if arrival date is Saturday, you can cancel up to midnight Friday of the previous week free of charge. Cancellation after this date will incur 100% cost of the booking. Where possible, we will offer the option of an alternate date. Non Refundable rates mean no cancellations or amendments allowed.

Bicycles

we have places to secure these within the car park area

Check in / check out

self check in whereby an SMS is sent to mobile used for the booking on day of arrival around 14:30. Standard check in 15:00 (or from 12:00 for additional charge. Self check in operational 24 hours per day Check out 11:00. Luggage cannot be stored after this time.

Daytime stays
check in is at 15:00 and check out 11:00 so if looking to check in or out outside of these hours you would need to book night before or after as required

Emergencies
contact main telephone number or out of hours one detailed in each room. Guests should always be contactable (have a working phone).

Housekeeper
is always on site and contactable by phone only. 24-hour CCTV is monitored

Keys
pick up on arrival and leave back on departure on dedicated keys hook

Laundry
towels are changed every 3rd day and bedding every 5th day. If you require different please ask

Parking
limited off road parking for standard size vehicle up to 5 metres long. Parking on road with restrictions. Bicycle racks in car park also

Pets
dogs / cats charged at £10 per dog / cat (one off charge) maximum 2. Not suitable for small double room. Places to walk dogs include the green by North Station and large recreational ground behind Dog & Pheasant pub Nayland Road.

Places of interest
General hospital 20 mins walking or 5-10 mins by car. Buses go direct from North station Essex University 20 mins by car or take train from North Station or bus. Weston Homes Community Stadium (home of Colchester United Football Club) about 30 mins to walk or 15 mins by car. Buses also go from North Station to the stadium. Colchester Golf Club and Playgolf Colchester around 5 mins by car

Pubs or places to eat
closest is Bricklayers pub 27 Bergholt Road with entrances on both Bergholt & Mile End Road. Spar convenience store with petrol station at 124 Bergholt Road

Room facilities
all rooms are ensuite. Each has hospitality tray, small fridge & microwave. All rooms are compact but well equipped.

Room Sizes

all our rooms are compact and we have equipped with as many useful appliances (fridges, microwave ovens, ironing boards etc)  that guests wants to use. Our small double room is the smallest  room we have and whilst it has a double bed and can sleep 2 persons, we describe it as a crash pad room and it is ideally suited to one person

Smoking
nonsmoking throughout (including out of the building windows) £100 fine applies.

Stairs 

we have steep stairs which may not suit those with mobility problems. If unsure please ask as we may have a ground floor room we can offer

Takeaways ordered
make sure you ask takeaway to call you on your mobile when delivering as there is no staffed reception

Town Centre
25 mins walking or 5 min by taxi /bus.

Transport to and from
7-minute walk from Colchester North train station (main one for London). 40 minutes by car to Stansted
